Historic Preservation Professionals
Tax Credit Specialists
Preserving the Past,
Investing in the Future
The business of Historic Preservation protects the built environment and brings opportunities to investors. Historic tax credits are offered at the state and federal levels. State credits can be worth 20-50% of qualified rehabilitation expenditures and the federal credit is worth an additional 20%. The state and federal historic tax credit programs can be stacked. Southkick | Rolf works with clients to maximize tax credit values on large and small projects.
Our team brings a unique blend of expertise in tax credits, financial structuring, construction administration, permitting, conservation, and design. With over 30 years of experience, Southkick | Rolf Preservation Works has successfully earned our clients over $100 million in historic tax credits through hundreds of projects from coast to coast. We know that Preservation Works!
Our Services
-
National Register Nominations
Federal tax credits require all sites to contribute to a National Register district, or be listed individually on the National Register of Historic Places. If your building is not on the National Register, we can complete the nomination process, making your project eligible for federal historic tax credits.
-
State Historic and Cultural District Creation
State tax credits require sites to contribute to either a National Register district, a State historic district, or a State cultural district. Each state is different. We work in all states and can complete the nomination process to make your project eligible for state historic tax credits.
-
Historic District Permitting
We can guide you through the permitting process for historic structures, provide specialty details, complete historic research, provide design guidance based on local regulations, and assist with appeals.
-
Historic Tax Credits
Our team takes you from project concept through project completion and monetizing any tax credits. We collaborate with the design team and contractors using historic research to support design decisions. We encourage clients to reach out to us prior to acquisition.
-
Conditions Assessments
Historic buildings include materials and craftsmanship that are invaluable. When major events such as storms, fires, and other natural disasters impact a historic building, we can provide the technical assistance and documentation required for insurance companies.
-
Standing Structures Reports / Section 106
We provide historic resource inventory data, research, and reports as required for federally funded and permitted projects. We work with archaeologists and environmental teams to produce historic contexts for areas of potential effect.
-
Owner's Representation
Historic renovations can be complex. We work as Owner's Representatives on large-scale historic preservation and adaptive reuse projects through the design and construction phases. We use our technical knowledge of historic buildings to protect the best interests of the owner and the long-term health of the building.
At Southkick | Rolf, we know that historic preservation is an investment in the future. By safeguarding our architectural heritage, we create vibrant communities and inspire future generations to do the same.
